Manitou Springs
Manitoids have long taken pride in keeping Manitou weird; the bumper sticker says so. The unique incorporated town is rich in history and creativity, and it's the gateway to Pikes Peak. Barr Trail leads up the Peak, and the lung-busting Manitou Incline is legendary. You can sample mineral-rich spring waters at various fountains around town. The housing market mirrors the eclectic and diverse vibe. You can find stately (and not-so-stately) Victorian homes, historic cabins, creekside condos, Southwestern adobes, funky hillside perches and sprawling custom showpieces high in the surrounding foothills.

Rockrimmon
A cluster of neighborhoods located on the Northwest side of Colorado Springs and sits between Ute Valley Park and Woodmen Valley, Neighborhood streets wind around hills and pine forests and feel tucked away from the city. This neighborhood is only a 10- to 15-minute drive to downtown with its convenient location to I25. Rockrimmon is popular among families for its D-20 schools and easy foothills access. To highlight some business located in Rockrimmon, there is a Safeway which is conveniently located next to anytime fitness, a library, a veterinary clinic, a and salons, as well as tasty restaurants. One attraction located in Rockrimmon is the Pro rodeo hall of fame.

Black Forest
You can take the name literally. The area was named Black Forest for the dense amount of Ponderosa Pine trees that cover the landscape. In 2013, a wildfire scorched 214,280 acres. Black Forest is located in northeast Colorado Springs and many residents have horses in this high elevation area that reached over 7,500 feet. The home prices in Black forest have been some of the highest in El Paso County. Last month, the median sales prices for homes in Black forest was just above 1 million.

Flying Horse
Within this Northgate community, you will find luxurious country club living. The newest wave of building homes in Flying Horse North includes 2.5-5 acre lots. The neighborhood of Flying Horse is located next to Lifetime fitness, within 5 miles of a hospital, and 4 miles of a shopping center.
